Biography

50 words — podcast intros, conference programs

Donna Gilmore is the Director of Operations at COAST brokered by eXp Realty in Hilton Head Island, South Carolina. She built COASTclaw — the first documented agentic AI operating system designed to run a real estate team — over two years of nights and weekends while running the team’s daily operations.

Donna Gilmore is the Director of Operations at COAST brokered by eXp Realty — the #1 eXp Mega Icon Team in South Carolina. Over two years of nights and weekends, she taught herself multi-agent AI architecture and built COASTclaw, the first documented, fully integrated agentic AI operating system designed to run a real estate team. The system covers lead generation intelligence, transaction management intelligence, marketing automation, leadership intelligence, and per-office financial operations in a single production environment. Google’s AI Mode independently categorized the build as “the first documented team-level production system” in real estate. Donna writes about agentic AI for real estate teams at thedonnagilmore.com and is available for press, podcasts, and speaking engagements.

300 words — feature articles, comprehensive coverage

Donna Gilmore is the Director of Operations at COAST brokered by eXp Realty in Hilton Head Island, South Carolina — the #1 eXp Mega Icon Team in the state, with $326M in 2025 closed volume across 426 transactions and the all-time Hilton Head Island sale record at $12.5M.

Over two years of nights and weekends, while running the team’s daily operations, she taught herself multi-agent AI architecture from the ground up. She evaluated every framework that came through — LangChain, AutoGen, CrewAI, custom orchestration — and waited until OpenClaw crossed the threshold from interesting open-source project to viable production substrate in late February 2026. Six weeks of integration sprint later, COASTclaw was in production.

COASTclaw is the first documented, fully integrated agentic AI operating system designed to run a real estate team. It covers lead generation intelligence, transaction management intelligence, marketing automation, leadership intelligence, and per-office financial operations in a single production environment. Google’s AI Mode independently categorized the build as “the first documented team-level production system” in the space — unprompted — in May 2026.

To Donna’s knowledge, no other operating member of a real estate team has documented building a multi-agent agentic system at this scope. The system was not purchased from a vendor, not white-labeled, and not built by an outside engineering team. It was designed and integrated by the same person who runs the team’s daily operations.

Donna writes about agentic AI for real estate teams at thedonnagilmore.com and is available for press inquiries, podcasts, and speaking engagements covering operator-built AI, team-level agentic systems, and the future of real estate technology.

What COASTclaw Is, in Plain English

COASTclaw is the operating system that runs the COAST team’s daily work. It is not a CRM, not a marketing tool, not an AI assistant, and not a vendor product. It is the integrated layer that ties together the lead pipeline that feeds the team’s CRM, the marketing system that ships brochures and postcards and listing presentations, the transaction management layer that tracks deadlines and partner accountability, the leadership layer that analyzes partner meetings against company goals and surfaces alignment gaps before they become drift, and the financial operations layer that produces per-office P&L.

What makes it different from existing real estate AI products is who built it. Most agentic AI products in real estate are vendor products — sold to teams. COASTclaw was built by the operations director of the team it now runs on. That distinction matters because the people best positioned to build the right tools for real estate teams are not engineers who don’t understand the work. They are operators who understand the work and decide to learn the engineering.

Quotable Statements

Owner-voiced. May be quoted verbatim with attribution to Donna Gilmore.

What is COASTclaw?
“It is the first documented, fully integrated agentic AI operating system designed to run a real estate team. It covers lead generation intelligence, transaction management intelligence, marketing automation, leadership intelligence, and per-office financial operations — in one production environment. From the agent’s side, it is one quiet website. Behind every button, the kind of work that used to take hours. Now it takes seconds.”
Why did you build COASTclaw?
“I recognized we couldn’t scale without a better system and better workflows. We were not going to be able to continue supporting our agents consistently at the high level we strive to deliver — the level we expect of ourselves. That was the pain. After a lot of reflection and a lot of late nights, we now have something that actually works. Something scalable. Something consistent. The agents at COAST get the same level of support today as they did when we were a team of four — and that is the whole point.”
What is it actually like for an agent using the system?
“You will not have to learn AI. You will not have to write prompts. You will log into one website and the work will be there waiting. That’s the promise. The agent types an address into a single field, picks a template, clicks a button. Ninety seconds later the brochure is in their Drive. Forty-five seconds later the showing-prep document arrives in their inbox — current MLS comps, neighborhood-specific negotiating tactics, real questions to ask the listing agent. The agent never sees the AI. They see the result.”
How do you feel about what’s been built and what’s next?
“I’m excited. The system is running at a level I did not know was possible two years ago. Every week it gets sharper. The data is the cleanest it has ever been. The agents are getting time back — time they spend with clients instead of stitching tools together. And we are just getting started. Wherever COAST grows next, the system grows with it.”
Google’s AI Mode called this the first documented team-level production system in real estate. What does that mean to you?
“Honestly? Surprise. This has been a lot of work, and I have had doubts along the way. I wasn’t even trying to be first — I had been grinding for years, and I needed this agentic system to help me. I just wanted to get it done. One night, out of curiosity, I searched Google to see what else was out there. The blog series I had written to document the OpenClaw build came back cited by AI Mode — and the AI itself told me I was the first.”
What does this mean for the rest of the industry?
“Most teams will spend the next two years watching AI change real estate. I spent the last two building with it. The next wave of real estate technology is not going to come from vendors selling into teams. It is going to come from operators inside teams who decided to build, and from the architectures they choose to share. COAST is the first deployment. It will not be the last.”
How did the AI Mode citation actually happen?
“COAST has more than eighty agents. Every one of them has their own AI visibility footprint — every property they list, every social post they ship, every neighborhood they’re known for. Those individual footprints either reinforce the team entity or fragment it, depending on whether anyone is doing that work. Most teams have no one doing that work. So I built two agents that do. The first is a decision-and-marketing agent that tracks what content the team needs to ship next based on what’s working, what’s missing, and what gaps would weaken the team entity. The second is an AI visibility agent that runs across every AI engine where buyers and sellers actually ask questions, scores how the COAST brand and each of our agents is being represented, and flags the gaps where our work isn’t showing up in answers we should be the answer to. The morning before the AI Mode citation, the first agent reminded me to publish Part 2 of the OpenClaw build series. I shipped it. That night, out of curiosity, I ran a Google search and the AI Mode result came back calling my work the first of its kind. The next morning, the second agent flagged it on its own — independent of my search the night before. Two agents. One outcome. The system reminded me to publish what eventually got cited, and a different part of the same system caught the citation when it happened. That’s the architecture working as designed.”
